Welcome to Best Group Infra Home. By accessing our website or engaging with our real estate services — including the sale of residential and commercial land plots across India — you agree to be bound by the following Terms and Conditions. These terms are governed by the laws of India, including but not limited to the Real Estate (Regulation and Development) Act, 2016 (RERA), the Transfer of Property Act, 1882, the Registration Act, 1908, and the Indian Contract Act, 1872.

Acceptance of Terms

By using our website, submitting an enquiry, booking a property, or entering into any agreement with Best Group Infra Home, you unconditionally accept these Terms and Conditions. If you do not agree, please discontinue use of our website and services immediately.

These terms constitute a legally binding agreement between you ("Buyer/Client") and Best Group Infra Home ("Company"). Any transaction is further governed by the specific Sale Agreement executed between the parties.

Nature of Services

Best Group Infra Home provides the following services related to land and real estate in India:

Residential Plots

Sale of residential land plots in approved layouts across Delhi NCR and other Indian cities

Commercial Plots

Sale of commercially zoned land for business establishments, as per local zoning regulations

Advisory Services

Investment guidance, land valuation, site visits, and documentation assistance

Legal Assistance

Support with title verification, sale deed drafting, and property registration at Sub-Registrar offices

Eligibility to Purchase

  • You must be at least 18 years of age and legally competent to enter into a contract under the Indian Contract Act, 1872
  • Agricultural land purchases are subject to restrictions under respective state land reform laws. Non-agriculturists may be restricted from purchasing agricultural land in certain states
  • Non-Resident Indians (NRIs) may purchase residential and commercial property in India subject to FEMA (Foreign Exchange Management Act) regulations
  • Foreign nationals (OCI/PIO holders) must comply with RBI guidelines before any land purchase

Property Information & Accuracy

All property listings, dimensions, prices, and images displayed on our website are for informational purposes only and are subject to change without notice.

  • Prices are exclusive of stamp duty, registration charges, GST (where applicable), and other statutory levies unless expressly stated
  • Plot dimensions and area measurements are approximate; the exact area shall be determined by official survey records
  • Images, renders, and maps shown are illustrative and may not represent the current state of the property or surroundings
  • We make all reasonable efforts to ensure accuracy but disclaim liability for typographical or technical errors on the website

Booking, Payment & Cancellation

Booking Amount

A booking amount (as specified in the payment plan) is required to reserve a plot. The booking amount is adjustable against the total sale price. Receipt of the booking amount does not constitute a Sale Agreement.

Payment Schedule

The full payment schedule shall be outlined in the allotment letter / Sale Agreement. Delayed payments attract interest at the rate specified in the Sale Agreement, in compliance with RERA provisions.

All refunds will be processed within 30 working days via NEFT/RTGS to the buyer's registered bank account. TDS as applicable will be deducted.

Statutory Compliance & Legal Framework

All property transactions facilitated by Best Group Infra Home are subject to the following Indian regulations:

RERA
Real Estate (Regulation & Development) Act, 2016

Projects are/will be registered with the applicable state RERA authority. Buyers are entitled to all rights under RERA.

TPA
Transfer of Property Act, 1882

Governs the transfer of property title, rights, and interests between parties.

REG
Registration Act, 1908

Sale deeds for properties valued above ₹100 must be compulsorily registered at the Sub-Registrar office.

STAMP
Indian Stamp Act, 1899

Applicable stamp duty must be paid as per the state government's schedule before registration.

GST
Goods & Services Tax

GST is applicable on construction-linked properties. Sale of pure land (without any construction) is generally exempt from GST.

TDS
Income Tax Act — TDS on Property

Buyers purchasing property above ₹50 lakhs must deduct TDS @ 1% under Section 194-IA and deposit via Form 26QB.

Buyer's Responsibilities

  • Buyers must conduct their own due diligence and verify all property documents, title deeds, and encumbrance certificates before signing any agreement
  • Buyers are responsible for payment of stamp duty, registration fees, TDS, and any other government levies applicable to the transaction
  • Buyers must ensure compliance with the land use classification (residential/commercial) and not use the property contrary to its designated purpose without obtaining required permissions
  • Any construction on purchased plots must comply with local building bye-laws, municipal regulations, and requires prior sanction from the relevant authority
  • Buyers must provide accurate KYC documents (Aadhaar, PAN, photograph) as required under Indian law

  • Approval of home loan applications by any bank or NBFC

All content on this website — including text, images, layout, logos, branding, maps, and property renders — is the exclusive intellectual property of Best Group Infra Home or its licensors and is protected under the Copyright Act, 1957. Unauthorised reproduction, distribution, or commercial use of any content without prior written permission is strictly prohibited.

Governing Law & Dispute Resolution

These Terms and Conditions shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these terms or any property transaction shall be subject to:

  • RERA Dispute Resolution: Complaints under RERA shall be filed with the appropriate state RERA authority or the RERA Adjudicating Officer
  • Consumer Forum: Disputes may be filed before the appropriate Consumer Disputes Redressal Commission under the Consumer Protection Act, 2019
  • Civil Courts: All other disputes shall be subject to the exclusive jurisdiction of the courts of Delhi
